Most real estate marketing ideas are written for agents: post on Instagram, run an open house, send a newsletter. Developers selling new and off-plan projects need something else. They have to make a stranger trust a building that may not exist yet, often from another country, before anyone talks about price.
This real estate marketing guide collects ten real estate marketing ideas that do that, each one taken from a funnel we took apart ad by ad: How to Build a City, our teardown of Nuanu, a Bali development with 424 live ads. For each idea you get what it is, why it works, and how to use it in your own property marketing strategy.
Key takeaways
- Sell a small next step, not the unit. The ad's job is a phone number, not a purchase.
- Specific beats impressive: a real price, a real unit count, a real person.
- Advertising ideas matter less than how fast you rotate them. Keep the offer and change the ads.
- If you can't build a destination, borrow one.
Why Marketing for a Real Estate Company Is Different
In marketing for real estate company launches, the buyer's doubts come in a fixed order: is the place real, is the price real, will it pay me back, and are these people serious? Every idea below answers one of those four questions. Ideas that answer none of them, however creative, rarely move a buyer closer to a deposit.
That is also why a good off plan property marketing strategy looks different from a resale one. You are not selling a home someone can walk through today. You are selling confidence in a plan, a place and a team.
Real Estate Marketing Strategies That Work for Developers
The real estate marketing strategies that work for developers share one principle: each step asks the buyer for a little more and gives them a little more proof in return. When we finished our teardown, we boiled the whole funnel down to three lessons:
"Let the price do the filtering. Put the entry price in the ad, and the form can be two fields. Give away a thing, not a call. A catalog on WhatsApp is a small yes. A sales call is a big one. Sell a seat, then the villa. A short call, then a seat that costs $5,000 and is refunded after the event, turns a lead list into a room of buyers."
Every real estate marketing strategy below builds on those three lessons. The first seven real estate marketing ideas are about advertising; the last three are the ones most developers skip.
Real Estate Advertising Ideas: Price, Shortage, Person
These real estate advertising ideas follow the order a buyer warms up in: first a number, then a reason to act, then a person they can trust.
1. Put your true entry price in the headline
A real number answers "can I afford this?" before the click, so people who can't afford the unit leave for free and your form can stay short. Then test the price like a headline. The developer we studied ran at least four anchor prices on near-identical ads, from $109,000 to $145,000: the lower one to pull volume, the higher one to show a better unit.
2. Give away a printed catalog, and film it in someone's hand
A catalog with prices, units and payment plans is a much smaller ask than a sales call. Make it feel physical. In the strongest video we found, a presenter walks through a unit holding the printed catalog the whole time, and the last line says the full version will be sent to your WhatsApp. If you don't have a presenter, film a hand flipping the pages.
3. Sell the down payment, not the unit price
Investors think in cash flow. Lead with what it costs to get in and what the unit could earn. One ad we studied lists four bullets (rental income, a $49,500 down payment, 0% instalments and owner stays) for a unit priced at $165K, and never leads with the full price. Just publish the method behind any income figure, because careful buyers will ask.
4. Use a real count for scarcity
"Limited units" makes buyers suspicious. A specific number makes them pay attention. The pre-sale ads we studied promise "15 units only" for a new phase. As we put it in the teardown:
"A specific number reads as true. “Limited” reads as a trick."
Only use a count if it is true on the day the ad runs.
5. Put the founder on camera for the last step only
At the top of the funnel people buy a price. At the bottom, they buy people. Save your founder for the ads that invite warm buyers to a call or an event. In the funnel we studied, the CEO shows up at the bottom of the funnel, in the investor event ads: he says his name in the first half-second and invites the viewer from a lived-in room rather than a stage.
6. Use a button that asks buyers to qualify
"Learn more" invites browsers. A button like "Apply now" or "Get quote" tells the buyer there is a bar to clear, and the right buyers like that. Across the 424 ads we studied, "Apply now" appeared on 123 and "Get quote" on 102, while "Learn more" appeared on only 51. Say on the page what the buyer is applying for.
7. Launch ads in bursts, then cut hard
Treat ads as disposable and the offer as permanent. Launch a batch of 12 to 20 ads per offer, judge them after a week, switch off the bottom half and re-cut the winners with a new face or a new price. The team we studied launched 83 new ads on a single day, and the median ad on its property page was 11.5 days old. The lesson from the teardown, in six words: "The offer stays; the ads rotate."
Unique Real Estate Marketing Ideas Most Developers Skip
These three unique real estate marketing ideas don't target buyers directly. They make everything else in your marketing more believable.
8. Shoot once, localise for every market
Selling to buyers abroad doesn't require a new campaign for every country. Film one strong script, then change the presenter, the captions and the landing page for each market, and send each language to its own page so you can see which one converts. The developer we studied runs the same script in English, with Russian captions, and with a new Arabic-speaking presenter holding the same catalog.
"One shoot, then captions and a second presenter, so a new market costs a day, not a campaign."
9. Recruit the supply that makes the place feel alive
Restaurants, shops and studios on or near your site are proof that the place will be lived in. More than a quarter of the ads we studied didn't target buyers at all: 97 recruited food and lifestyle tenants with a rent-free fit-out and revenue share, and 16 recruited sales agents. A presenter in a hard hat on the build site, talking about the restaurants that are coming, says "this is happening" better than any render.
10. Borrow a busy place
Most developers can't build a destination before launch. They can borrow one. This was the idea we flagged as the most useful for developers without a city of their own:
"Nuanu's best ad isn't an ad. It's a busy place. You can't build one in time, so borrow one."
Use the neighbourhood's footfall and rental data, co-host your investor evening at the beach club or café your buyers already know, show the build site every month, feature the owners of your last project, put the architect and operator on camera, and photograph your first full room of buyers so it can sell the next one. Whichever you choose, the goal is that something other than your own ads proves the place is real.
Real Estate Digital Marketing Strategy: Channels That Matter
A real estate digital marketing strategy for a developer doesn't need every channel. It needs the right two to start with, and a way to tell them which leads became buyers. The developer we studied reports each catalog lead to Meta and ten other ad networks. For a smaller launch our advice is the opposite: start with Meta and Google, send buyers to a one-job page with a two-field form, follow up on WhatsApp within minutes, and add other networks only once the funnel converts.

FAQ
What are the best real estate marketing ideas for developers?
Put the true entry price in the headline, give away a catalog instead of a sales call, sell the down payment rather than the unit, use a real unit count for scarcity, and save the founder for the final invitation.
What real estate marketing strategies work for new developments?
Strategies that sell a small next step instead of the unit: a catalog for a phone number, a call for a qualified lead, and a seat at an investor evening or a site visit for a buyer who has had the call.
What are unique real estate marketing ideas?
Recruiting tenants and partners whose presence proves the place is alive, localising one video script for each buyer market, and borrowing a busy place, such as a partner venue or the neighbourhood's footfall, when you can't build your own.
What digital marketing strategy works for real estate developers?
Start with Meta and Google ads, one-job landing pages, a two-field form and fast WhatsApp follow-up, and send later stages such as calls held and deposits back to the ad platforms as conversions.
How should a real estate company approach marketing?
A real estate marketing strategy should start with the buyer's four questions (is the place real, is the price real, will it pay back, are these people serious) and give each stage of the funnel one of them to answer.

- The angle library: which messages carry the most ads, with examples
- The price tests, the launch cadence and the localised versions
- The tenant and agent ads that make the place feel alive
- A borrow, keep or skip verdict on 13 moves, plus a 30/60/90 build plan
Pick two real estate marketing ideas from this list for your next launch, then see how they fit the rest of the funnel.
